Why respond to the call?
- Strategic timing: available in September 2026, ahead of the arrival of the first residents (approx. 300 people). A strong showcase effect and a progressive ramp-up.
- A landmark address: a heritage building named Magasin TT, set to become the district’s future meeting point, with a south-facing terrace.
- A spectacular space: up to 13 m of clear height, preserved industrial character, and powerful potential for scenography.
- South-facing terrace: approx. 200 m² to maximise outdoor revenue (lunch, afterwork, weekends).
- A living ecosystem: a mixed-use, sustainable and open neighbourhood designed to create connections and generate everyday footfall (hospitality, culture, events).

The expected concept
We are looking for a single operator (or a consortium) able to run a hybrid venue, combining for example: food & beverage (brasserie, bistronomy, coffee roastery, etc.), a butcher-restaurant, a bookshop café, a cultural concept store, workshop café formats (demonstrations, workshops), and a live hall / events space (talks, acoustic sets, book signings, daytime DJ sets), etc.
Goal: to create a 360° immersive experience that builds connections and shines beyond the neighbourhood—ideally integrating local producers/suppliers and a responsible approach.
