 I. THE RESIDENCES

1. What types of residences will be available?

The project includes a range of residence types depending on the building, from studios to penthouses.

2. What will the price ranges be?

Prices vary depending on the type of residence. Detailed pricing can be found on the page dedicated to each project.

Moderate-cost housing units will be marketed separately by the City of Luxembourg.

3. Why is there such a range of finishes and prices?

Our decision to offer a specific range of finishes and pricing for this project is based on a thorough analysis of the local real estate market.

We considered the unique characteristics of the area and the needs expressed by potential buyers. By working closely with real estate agencies and conducting in-depth studies, we identified a demand for a high-end, luxury offering in this particular location.

The prices reflect both the market context and the exceptional quality of the services provided. We have also developed a highly refined and exclusive product that meets the specific expectations of clients seeking rare, premium properties.

4. Will the building heights be aligned with the surrounding architecture?

Yes, the new buildings’ heights will be in line with the existing houses and structures in the neighbourhood. The project takes into account the number of storeys of nearby buildings and integrates harmoniously into the current urban context. The aim is to preserve open views and visual corridors, ensuring architectural harmony with the surrounding landscape.

5. Will there be affordable housing?

Yes, the project includes affordable housing units located in one building.

6. How many parking spaces will be available for the residences?

The project provides up to two underground levels for private parking. All private parking spaces, in line with current regulations (0.8 to 1.2 spaces per unit), will be located in these underground garages. In addition, parking strips with public spaces will be arranged along the surrounding streets. Larger apartments will be allocated more spaces, while smaller units will have fewer. Secured bicycle rooms with electric charging stations are also planned.

7. Will there be dedicated spaces for electric mobility and car sharing?

Yes, the project will include the necessary infrastructure to support electric mobility. Residents can then easily contract an approved provider for the installation of a charging station without major electrical work in the residence.

 

II: SERVICES

8. What facilities and services will be available for residents?

Residents will enjoy a privileged living environment with a green inner courtyard at the heart of the project. Several premium services will be available within the residences, ensuring exceptional comfort and quality of life. Nearby, a full range of sports and leisure facilities will be accessible, including a park, theatre, music conservatory, nurseries, and schools.

9. What outdoor amenities are planned? How will the project enhance the neighbourhood?

The layout of the buildings creates a central open space within the planning area. Each building has private gardens, mainly located above the underground garages. North-south pedestrian and cycling paths structure this open space, which will be landscaped with a variety of plants. Built-in steps form a green amphitheatre overlooking a large water feature, creating a welcoming space for future residents.

The planning area will also include public spaces such as sidewalks, footpaths, green areas, and retention basins. A two-metre-wide pavement runs along existing streets, part of which will be integrated into the public domain. North-south pedestrian connections will also be accessible in emergencies. The “theatre” will serve both as a public relaxation area and a water retention basin.

At least 10% of the planning area will be developed as public green space.

10. How important is nature in this project?

Nature is central to the project. While the buildings are positioned close to the sidewalks to create a more urban feel, green elements will be integrated throughout the site to provide relaxing and convivial spaces. Green roofs, possibly used as greenhouses, are also being considered to promote biodiversity. Approximately 20.93% of the total surface area will be dedicated to high-quality public green spaces. Public and private areas will be differentiated through specific landscaping elements such as hedges and garden treatments to ensure a harmonious and welcoming atmosphere.

 

III: CONSTRUCTION AND PHASING

11. How long will the construction take?

Construction will be carried out in several phases: first the earthworks, followed by the building phase from 2025 to 2030.

A detailed construction timeline will be available on site, and updates on the project’s progress will be shared through our platforms (website and social media).

12. What measures will be taken to reduce disruption in the neighbourhood during construction?

The construction will comply with all safety rules, organisational standards and permitted working hours. In case of exceptional works causing temporary disturbance, communication will be made with local residents. To minimise disruption, completed buildings will be separated from those still under construction.

13. What measures will be taken to improve traffic flow in the area?

The municipality is currently considering implementing a one-way traffic system to ease congestion in the neighbourhood.

Additionally, a new parking facility will be built near the Athénée to provide extra parking options. Multiple access points will be provided for cars, cyclists and pedestrians. Drivers will have direct access to the underground parking according to their allocated lot.
