Carefully restored, the brasserie of the Magasin TT reinvents a former 1902 steel warehouse into a warm and social gathering place at the heart of Rout Lëns. As the first heritage building in the district to be transformed, it blends authenticity, openness, and modernity to welcome residents, workers, and visitors in a lively and inviting setting.

Mezzanine

Overlooking space with a sweeping view of the main hall. Ideal for private events, groups, or a more intimate atmosphere. Accessible by elevator and a designer staircase, preserving the industrial spirit.

Ground floor

414 m² of open, flexible, and light-filled space. PRM access, double glass doors, polished concrete floors, wooden ceiling, underfloor heating, and an integrated service lift for smooth logistics. A warm, high-end atmosphere, featuring an open kitchen and a customizable customer area.

Basement

340 m² dedicated to operations: storage areas, changing rooms, restrooms, waste room, and grease trap. Smooth circulation and generous ceiling height ensure optimized and discreet logistics.

Heritage

The Magasin TT is an iconic building from 1902, a testament to Esch-sur-Alzette’s steelmaking past. Located at the entrance of the Rout Lëns district, it will be the first heritage building fully restored as part of the project, in close collaboration with the National Institute for Architectural Heritage.

This historic site is undergoing an ambitious renovation that combines respect for the existing structure with contemporary standards. Sandblasted bricks, timber-steel frameworks, original terracotta tiles, and bio-sourced materials reflect a craftsmanship-driven and sustainable approach. Every detail has been carefully considered to highlight the site’s industrial soul while creating a warm, modern, and comfortable environment.

With its 13-meter-high ceilings, flexible spaces, and large south-facing terrace, the Magasin TT offers a truly distinctive setting—one that connects the site’s rich history with the needs of tomorrow.
