A rare and exclusive address.

At the heart of the landscaped block 1276 Brabant, Maison Béatrice embodies the art of silence and balance. Located on rue Auguste Neyen, it is part of a composition of six discreet residences arranged around a central tree-lined garden. Part of the highly demanding Absolute by IKO collection, this rare address blends discretion with distinction.

Maison Béatrice pays tribute to Beatrice of Hungary, daughter of Henry VII of Luxembourg and Margaret of Brabant, an enduring legacy of quiet elegance expressed through architectural precision and meticulous attention to detail.

Accessibility

Just minutes from the city centre and Kirchberg, Maison Béatrice opens onto rue Auguste Neyen, in the heart of the 1276 Brabant block. Here, everything is within walking distance: local shops, gourmet spots, wellness spaces, and Merl Park, while the nearby City Observatory highlights Merl’s openness to culture and discovery. Frequent buses and continuous cycling routes complete this rare privilege, where practicality and elegance come together naturally.

Silhouette

Designed by PETITDIDIERPRIOUX Architectes, Maison Béatrice embraces a precise and enduring architecture. Integrated into the slope, its slender silhouette in green glazed ceramic and light concrete interacts beautifully with the light. Floor-to-ceiling windows and loggias extend the interior into open-air living spaces.

This discreet rigor is grounded in artisanal craftsmanship, featuring hand-moulded terracotta bricks from Les Rairies de Montrieux, finely tuned woodwork, and meticulously finished plaster and cladding. A commitment to detail is evident in every decision.

Absolute

Essential

Maison Béatrice comprises 19 apartments, ranging from one to four bedrooms, including exceptional penthouses. Thoughtfully designed layouts, expansive windows, and generous ceiling heights of 2.60 m on upper floors and 2.80 m on the ground floor and in penthouses—create a serene sense of space and controlled natural light.

High-end finishes, including wide plank semi-solid wood flooring, light terrazzo, and natural stone, reflect a refined and understated elegance.

Features

Designed with the highest standards, the features reflect a refined and lasting sense of comfort:

  • Comfort & acoustics: year-round comfort, underfloor heating, summer cooling, enhanced acoustic insulation
  • Light & openings: large windows, high-performance triple glazing, motorised and adjustable solar shades
  • Smart controls: lighting, blinds, heating, fire safety, and energy monitoring
  • Surfaces & finishes: full-height doors, wide plank semi-solid wood flooring, large-format tiles, full-height wall tiles, painted walls on vlies
  • Sanitary fittings: walk-in showers, built-in or freestanding bathtubs, Grohe fittings, Villeroy & Boch sanitaryware
  • Outdoor spaces: loggias up to 4 metres, refined finishes with ceramic tiles on pedestals and detailed soffits

Shared spaces

From the very threshold, Maison Béatrice reveals its character. The entrance hall, inspired by the elegance of Art Deco, is designed as a transitional space where noble materials and graphic lines meet: light terrazzo flooring, locally sourced wood on the walls, touches of brick, and soft indirect lighting create a refined and intimate atmosphere.

More than just a passageway, it is an antechamber where the Absolute spirit is expressed with precision. The hallways and elevator cores extend this language in a perfectly balanced harmony, with every detail contributing to the residential experience.
