Investor Commercial Offer From 2 February to 31 March 2026
The IKO Investor Pack commercial offer applies to developments currently being marketed, namely:
Liicht, D’Haus and Häerz, located in the Rout Lëns district in Esch-sur-Alzette
Livvy and Calluna, both located on Rue des Bruyères in Howald
Applicable to available studio, 1-bedroom and 2-bedroom apartments within each of the eligible residences.
The IKO Investors Pack includes the following offers and services:
Free kitchen : coverage provided in the form of a voucher through our kitchen partners, up to:
€8,000 incl. VAT (17%) for a 1-bedroom apartment
€10,000 incl. VAT (17%) for a 2-bedroom apartment Kitchen installation to take place after handover of the keys.
OR
Free kitchen / sleeping area – Special offer for Häerz studios : Coverage for the first 10 studios reserved, in the form of a voucher through our kitchen partners, up to:
€17,000 incl. VAT (17%), including a kitchen, an entrance closet, and a sleeping area, with installation after handover of the keys.
Optional property management service (through our partner) : Property management at a preferential rate of 3.5% excl. VAT (+ VAT at the applicable rate), deducted from the rent received by the owner.
Purpose: to ensure rental management including tenant search, lease drafting, check-in/check-out inventory, rent collection follow-up, property maintenance, technical assistance, preparation of owner–tenant statements, and handling of any disputes.
OR
Property management + “Unpaid rent” guarantee option at a preferential rate of 2.5% excl. VAT (+ VAT at the applicable rate), deducted from the rent received by the owner.
Purpose: to ensure rental management with an unpaid rent guarantee for a maximum period of 12 months, coverage of tenant damage up to €15,000, and legal protection.
This represents a total fee of 6% excl. VAT, deducted from the rent, including the “unpaid rent” guarantee.
This offer is valid only if:
a reservation agreement is signed between 2 February and 31 March 2026, and
the notarial deed of sale is signed within the time limits stipulated in the reservation agreement.

Offer cannot be combined with any other offers or discounts that may be ongoing.
The voucher constitutes an IKO commercial contribution and does not imply that IKO assumes responsibility for the performance of services provided by the kitchen partners.
IKO carefully selects its partners in order to offer high-quality complementary services. However, as these services are carried out by independent providers, they are performed under the sole responsibility of the partner. The client will contract directly with the partner, and IKO accepts no liability related to the execution of the services (deadlines, compliance, warranties, after-sales service, property management, insurance), to the extent permitted by law.
