đŸŒ± Living in Harmony with Nature

Rout Lëns integrates nature at every level of its design. The district is built around a generous and diverse green network :

  • more than 700 trees planted,
  • green roofs,
  • shared rooftop gardens and green spaces at the heart of the block
  • tree-lined pedestrian and cycling routes,
  • and local species — maples, oaks, rowans and whitebeams — selected to promote biodiversity.

These spaces are not merely decorative: they actively contribute to thermal regulation, air quality and the reintroduction of fauna and flora into the heart of the urban fabric.

🌿 Phytolab, shaping a free yet carefully designed natural landscape at Rout LĂ«ns

To bring its vision of a green and vibrant district to life, IKO Real Estate has surrounded itself with PhytolabPhytolab, a landscape architecture agency based in Nantes. Under the direction of landscape architect Matthieu Théaudin, Rout Lëns is rooted in a lush yet structured natural landscape, where greenery extends into the very heart of the architecture.

Their approach is based on extensive, evolving vegetation:

  • Two edible gardens, designed as food forests at the foot of the residences, featuring raspberry bushes, blueberry bushes, elder trees, plum trees and pear trees, promoting food self-sufficiency and neighbourly connections.
  • Tree-lined pathways reminiscent of forest trails, planted with native species: maples, oaks, rowans and whitebeams.
  • A 40 to 80 cm substrate layer on the slab, enriched with local clay and compost, to accommodate more than 1,000 mÂČ of planting.
  • Vegetated edges and grass pavers, where nature gently and freely reclaims its place.
  • Green roofs, including on intermediate floors, to anchor vegetation at every level of the building.
  • Around twenty large trees will accompany the residences, extending the presence of greenery into the vertical lines of the landscape.

More than just landscaping, it is an immersion into a living urban ecosystem, designed to thrive with the seasons and bring residents closer to nature every day.

Cultivating connections
 on the rooftops

Some buildings, such as the D’Haus residence, go even further by offering a shared greenhouse and accessible rooftop vegetable gardens. These spaces allow residents to reconnect with the living world, grow their own fruit and vegetables, and strengthen neighbourly ties through shared activities. It is an innovative way of integrating urban agriculture into everyday life and giving nature a tangible place once again in the way we live.

🌳 Biodiversity as a Core Pillar of the Project

The ambition of Rout Lëns goes beyond simply providing green spaces. The district incorporates a wide range of features designed to promote biodiversity: bird nesting boxes, walls that provide habitats for lizards, beehives for pollinators, and rainwater harvesting systems for watering the planting areas. Every detail helps create a balanced urban ecosystem where nature can fully reclaim its place.

This exemplary project was selected by the Luxembourg National Museum of Natural History as part of its exhibition “Nature Beneath the Paving Stones”, on view from 25 April to 19 October 2025. Rout LĂ«ns is featured among the concrete projects illustrating new urban planning practices that fully integrate nature into the city.

Thanks to high energy-performance buildingsD’Haus AAA+ et Liicht AAA), un the anergy network using geothermal energy and photovoltaic panels, as well as bio-based materials such as wood, Rout LĂ«ns combines quality of life, energy savings and a reduced carbon footprint.

The warm atmosphere of the interiors, the natural light, the coolness in summer and shared spaces such as the LĂ«nslounges — shared terraces at the heart of the block — further enhance the feeling of everyday well-being.

🩎 Protecting Local Biodiversity in Esch-sur-Alzette: Wild Species Soon to Return

At Rout Lëns, the future sustainable district in the heart of Esch-sur-Alzette, biodiversity preservation is central to the ecological development strategy implemented by IKO Real Estate. Even before construction work began, more than 900 wall lizards, a protected species found on the site, were carefully relocated to a nature reserve managed by ArcelorMittal, providing them with a suitable temporary habitat. The receiving areas have been secured for 25 years, ensuring their long-term protection.

At the same time, concrete ecological restoration measures have been implemented: 50 nesting boxes for birds and bats, some of which will be integrated directly into the structure of the future residential buildings, will allow these species to return and settle on the Rout LĂ«ns site once the works are completed. This approach reflects the ambition to recreate a complete urban ecosystem where fauna and flora can coexist with residents, while actively contributing to the renaturation of Luxembourg’s territory.
