By 2035, Rout Lëns will comprise approximately 1,450 homes and is expected to welcome around 3,000 residents, in the heart of Esch-sur-Alzette.

The Industrial Heritage Promenade, the neighbourhood’s main pedestrian boulevard, connects the historic buildings while providing a safe, landscaped route through the district.
A secure bicycle storage area is located outside the Häerz residence, encouraging active and sustainable mobility.

Yes. At Rout Lëns, the geothermal system has been designed at the district scale through an anergy network (energy loop) connecting all buildings and supplying collective heat pumps. This system provides heating, domestic hot water, and cooling during summer.

The system has been designed to be scalable. The anergy network deployed at Rout Lëns is intended to be extendable as far as the City of Esch-sur-Alzette, creating opportunities for future connections beyond the district itself.
Yes. By the time your residence is delivered, the infrastructure required to access your building, move around on foot, and reach the parking facilities is planned to be fully operational for your development phase or plot.
Your comfort and safety are a priority. Dedicated access routes will be provided to ensure residents can reach their homes without coming into direct contact with active construction sites, particularly via Rue d’Audun.
Parking access has been designed to be located at the entrance to the district, helping to minimise vehicle traffic within the heart of Rout Lëns.
For the first development phase, the initial parking facility is scheduled to be operational by the end of 2026, serving the residences within the first block, including D’Haus, Liicht, and the affordable housing developments.
At Rout Lëns, parking has been designed to be simple, intuitive, and suited to a vibrant mixed-use district combining residential buildings, shops, offices, and services. The district’s development plan includes five underground shared parking facilities, allowing parking spaces to be shared across multiple development plots.
The Lot 2 shared parking facility will be the only public car park within Rout Lëns. It will provide a comprehensive parking solution for:

Yes. At Rout Lëns, IKO relies on internationally recognised standards and certifications to ensure high environmental performance (particularly in terms of carbon reduction) and occupant well-being.
The Rout Lëns district is targeting WELL Community™ Certification, which sets performance criteria designed to promote the health and well-being of people across the entire community.
To support the district-wide certification strategy, certain buildings are also individually certified. At the entrance to Rout Lëns, the future school is planned to achieve both WELL Building™ Certification and Carbon Footprint Neutral Certification. At the building level, the project aims to reduce its carbon footprint by at least 30%, notably through the use of low-carbon concrete and bio-based construction materials.
IKO also follows the Carbon Footprint Certification, a structured local certification framework with three levels: Checked, Optimised, and Neutral. This certification supports IKO’s ambition of developing a carbon-neutral district.
The Häerz residential development showcases IKO’s commitment to sustainable construction through a high-performance design featuring a low-carbon concrete exoskeleton, a timber structural system, and an A+ / A+ / A+ Energy Performance Certificate (EPC).
Do you have any environmental certifications or quality labels for the development?
The Carbon Footprint certification applies to the entire Rout Lëns neighbourhood, taking into account the environmental performance of each individual building. The project is targeting Carbon Footprint Neutral certification at neighbourhood scale, meaning that any remaining carbon emissions will be offset.
When will construction begin and how long is it expected to take?
Construction of the shared underground car park began on 17 June 2024. Construction of the D’Haus residence above ground is scheduled to start in July 2025.
The apartments are expected to be completed and delivered in March 2027.
What are the advantages of timber construction compared with other construction methods?
Using timber significantly reduces carbon emissions, making it an innovative and more sustainable construction solution. Beyond its environmental benefits, timber also creates a warm, natural atmosphere and enhances occupants’ comfort.
What materials are used in the timber construction?
The ground floor of the residence is constructed entirely in reinforced concrete, including the walls and floor slabs. From the first floor to the top floor, the structural walls and floor systems are built in timber. Only the stairwells and lift cores are constructed in concrete to ensure structural stability.
Are the Lënslounges private to each floor?
No. The Lënslounges are outdoor access galleries that form part of the building’s shared communal spaces. They provide residents with access to their apartments from the courtyard side while offering generous shared terraces overlooking the landscaped inner courtyard.
Who will have access to the rooftop greenhouse and how will it be maintained?
The rooftop greenhouse is part of the general communal areas of the D’Haus condominium. The co-owners’ association will decide on the planting scheme, while maintenance and access arrangements will be managed jointly by the co-owners and the property management company.
