Residences

By 2035, the population of the new district in Esch is estimated to reach 4,000 residents. To accommodate them, no fewer than 1,400 homes will be built.

Quality of life is at the heart of the project. This goes hand in hand with a diverse range of living space options. Each building will also benefit from green areas, playgrounds, and gathering spaces nearby.

The Senior Residence

Close to the town centre and the school, the senior residence will consist of two low rise buildings facing each other. They will be connected by a private garden designed for the well being of residents.


The residence will include studios as well as one and two bedroom apartments, most of which will feature a balcony overlooking the garden.

The Student Residence

A large student residence is planned in the very centre of Rout Lëns. It will benefit from all nearby amenities, including public transport.

The ground floor will be dedicated to social interaction and community life. The four upper levels will be divided into mini studios, each with a small balcony.

“Sky Garden” style residences

Residences with “Shared Rooftop Gardens”

Two buildings, one near the Halle des Soufflantes called D’Haus and the other on the western side of the site, will feature rooftop terrace gardens. These buildings are part of the Totems and rise to 7 and 8 storeys, offering panoramic views of the district.

Duplex apartments with 1, 2 or 3 bedrooms will be created.

Residents will have access to shared rooftop gardens.

“Emergence” style residences

These are the most common residences, such as the Liicht building. They occupy mid rise buildings with 6 to 7 floors (ground floor plus 6 or 7 levels).

The apartments are designed to be pleasant to live in, with through layouts and/or dual orientation to ensure maximum natural light for residents.

With balconies and/or loggias, the units range from studios to one, two or three bedroom apartments.

The taller emergence buildings (7 to 8 floors) are ideal for duplexes, with bedrooms and bathrooms located upstairs.

“Tower” style residences

Rout Lëns will feature two high rise towers. The tallest (60 metres) will echo the red tower of Esch Belval. As highlights of the district’s skyline, they will house both apartments and studios.

IKO plans to build them using timber frame construction – a technical achievement for towers of this height.

Wood construction offers numerous ecological benefits: CO2 storage, easier transport, no water consumption, and more.

Detached houses

Detached houses will be built in the western part of Rout Lëns, near the Signal Tower. They will provide a smooth transition to the residential area of Hiehl.

A mix of private and shared gardens will create a peaceful, nature friendly atmosphere for residents.

Phases

  • Phase 1 bis (2026 to 2028)
    This transitional phase marks the first tangible step of the project, with the completion and delivery of the Liicht residence in 2027, offering new living spaces as early as the first quarter. That same year, other major developments include the launch and delivery of additional plots, further enriching the diversity and housing offer of the district. In 2028, the completion of Block 2 and the school, scheduled for the fourth and third quarters respectively, highlights the project’s commitment to education and residential quality of life.
  • Phase 4 (2030 to 2033)
    The final phase of the project sees Rout Lëns reaching full maturity with the completion of the last real estate developments and infrastructure works. Earthworks and construction come to an end, and the last residences are delivered, bringing to life the vision of a sustainable and integrated neighbourhood.
  • Phase 1 (2021 to 2026)
    The launch of Rout Lëns is marked by a series of key milestones, beginning with the development of a strategic 78,000 square metre area. This initiative aims to connect the district with the heart of Esch sur Alzette. In the second quarter of 2024, a major milestone is reached with the start of construction on Block 14, the first residential complex. The following years will see a flurry of activity, with construction beginning on several plots in 2026, laying the foundations for a vibrant and integrated community.
  • Phase 3 (2028 to 2030)
    This phase is marked by the consolidation of the project through the completion of key structures and the development of the Industrial Culture Walk. It also includes the launch of the new bus line and the continuation of residential construction. Progress continues with the school’s planned completion in 2028, strengthening the neighbourhood’s community and educational infrastructure. The start of construction on Plot 8 in 2028 introduces a new stage of development, promising further expansion and diversification. In 2030, the delivery of Plot 9 in the fourth quarter reflects the ongoing completion of major project components and the commitment to a vibrant, multifunctional district vision.
